How the rules actually work

In a sectional-title complex, the body corporate’s conduct rules govern pets — typically requiring written permission from the trustees, which may carry reasonable conditions and can be withdrawn if the conditions are broken. Freestanding estates work similarly through their homeowners’ association rules. In both cases the standard applied must be reasonable, but the permission step is real: moving in first and asking afterwards is how most disputes start.

Before buying or renting, get the actual conduct rules in writing and read the pet clause yourself. ‘Pet friendly’ in an advert means nothing; the rules document does.

Getting the yes

Apply in writing before you move, describing the animal honestly — species, breed, size, sterilised, vaccinated. A short reference from a previous landlord, trustee or neighbour saying the pet caused no nuisance is worth more than any promise. Where a rule sets limits, ask rather than assume; trustees who are approached respectfully approve far more applications than people fear.

Keeping the yes

Almost every withdrawn permission traces back to three things: barking, roaming and mess. A dog left alone barking all day in a complex is the number-one complaint in the country — and it is a solvable problem, not a life sentence. Deal with noise complaints immediately and visibly; a neighbour who sees you trying becomes an ally instead of a complainant.
