Build a pet CV
One page: photo, age, breed/size, sterilized, vaccinated, microchipped, training completed, and a reference from a previous landlord or your vet ('well-cared-for, no complaints'). Offering it before being asked signals exactly the responsible owner landlords want.
Negotiate smart
Offer a slightly higher deposit or a pet addendum covering damage; propose a meet-the-pet; and get every agreement in writing — 'the agent said it was fine' evaporates at dispute time. Know your local law too: some regions restrict blanket pet bans or extra pet rent.
Be the proof
The whole market improves when pet tenants leave places immaculate: enzymatic-clean accidents immediately, manage scratching (posts, nail trims, protectors on corners), handle barking before neighbors do, and do a photographed handover at move-in and move-out.
